1. GENERAL INFORMATION

Development of fifty-two homes with reinforced concrete frames. Forty-one of the homes will have two stories, while eleven of them will have one story. The development will also have an administration area, two swimming pools, and an extensive landscaped green area.

2. THE PROPERTY

The land is owned by Gorliz - Administradora de Bens Imóveis Ltda. Total area: 41,000m² (approximately 441,000 sq. ft.) with 13% of the land developed.

3. THE DEVELOPMENT – NAME – FEATURES

The Building will be constructed in accordance with a project by Architect CARLOS RIBEIRO DANTAS (CREA 1236 - D/RN), to be approved by the City of Tibau do Sul.
The development “Residencial PIPA HILLS” will include 52 HOMES, each one with 3 suites, living and dining areas, kitchen, service area, and a wooden veranda made of high-quality wood.

4. HOMES – MODELS 1 AND 2

Model 1 Homes will have two stories and Model 2 homes will have one story. Both models will have a foundation in reinforced concrete blocks, the frame in reinforced concrete, and wooden verandas made of high-quality wood.

The homes will be built with eight-hole brick masonry and the roof will be made of high-quality wood and white colonial-style roof tiles. The flooring will be by ELIZABETH (DAKOTA BEIGE 45 X 45 cm). The walls of the homes will be covered with a mixture of cement and sand. The dry areas will be covered in plaster and the wet areas will be covered with ELIZABETH tiles (Branco Cristal 20 x 20 cm). The door thresholds will be in gray granite. The inside door frames will be from Multdoor, Parati model, and the outside door and window frames will be in Brazilian teak (cumaru) with glass. Hardware will be from Imab. Bathroom and kitchen porcelains and metals will be from DECA. Counters will be in travertine marble. The inside walls will be painted with PVA paint, and the outside walls with textured paint. The railing on the veranda and inside staircase will be made of Brazilian teak.

The development will have the following amenities and infrastructure: cold water distribution network, electrical wiring network, telephone and TV wiring, sewage, fire extinguishing network, lightning rod. It will also have a tubular well.

5. ADMINISTRATION AREA

The foundation will be built with reinforced concrete blocks, the frame will have pillars and beams and will be made of 8-hole clay bricks, and the roof will be done in white colonial-style roof tiles. Floors and baseboards will be by ELIZABETH. Wall covering will be done in stucco with internal walls painted with PVA paint, and the outside walls with textured painting.

6. GUARDHOUSE

The foundation of the Guardhouse will be made of reinforced concrete block, the frame will be made of 8-hole clay bricks, and the roof will be made of high-quality wood and white colonial-style roof tiles.

7. SWIMMING POOLS

The swimming pool will be built of reinforced concrete, covered in stone and Brazilian cherry (jatobá) tiles. There will be a pool bar, which will have a frame of concrete and clay brick and a straw roof.

8. WALL

The whole wall will be constructed with 8-hole ceramic bricks, covered with a mixtures of cement and sand, and painted partly with acrylic paint and partly with textured paint.

9. MISCELLANEOUS

The native vegetation will be preserved in approximately 70% of the property. To complement this native vegetation, the property will be landscaped with sod and ornamental plants, and an irrigation system will be installed throughout the property.
The entire leisure area will be built with hexagonal concrete blocks over a layer of sand.
The development will have an elevated water reservoir.

10. CLEANING AND OCCUPATIONAL LICENSE

The developer will deliver the buildings completely clean, and will arrange for the occupational license before the competent government agencies.


Payment Plan

In order to reserve a unit clients pay a 3000€ non-refundable deposit and there are two different payment plans to choose between:

  • 60% on contract signature
  • The remaining 40% will have to be paid at completion. Since the development is almost completed, this means clients pay basically 100% in one go.

or

  • 82,500€ on contract signature
  • 25,000€ 3 months after signing contracts
  • 25,000€ 6 months after signing contracts
  • 25,000€ 9 months after signing contracts
  • 25,000€ 12 months after signing contracts

Clients can move in when 100% is paid.
